Should you happen to feel that any of our people are not demonstrating this commitment to excellence in customer service for you, as per our rental management and within the realms of the Residential Tenancies Act as the governing body, you are at liberty to contact the Principal, Carina McFall direct and voice your complaint. In addition, should your problem not be rectified within 48 hours, you may cancel your agreement immediately.

Your property will receive full exposure using the relevant websites Realestate.com & Domain etc & exposure on our FOR RENT list is included – which ensures maximum exposure to prospective tenants. Messenger, Leader and specialist advertising charged at cost if requested.
Our tenant selection criteria are very selective and enables you to have final approval of the type of tenant you prefer. ALL tenants fill in a written application before viewing and only suitable tenant’s applications are selected. FULL reference checks and screening apply.
All written paperwork is explained to the tenants including tenancy agreement, in-going inspection sheets, tenancy booklet, bond lodgment and special conditions. A copy of the tenancy agreement is is given to the Landlord. Photos are taken.
A strict check is kept on all arrears and tenant receive rent reminders up until 14 days after this period a schedule 2 notice will be issued and further action taken if required including attending SACAT for an order. Form 7 application charged at cost.
We liaise with the Residential Tenancies Tribunal should any disputes arise and attend a hearing on your behalf if required. Our property manager is experienced in all aspects of Tribunal attendance.
We strongly recommend that you have the Landlord Protection Insurance we can offer MGS insurance (optional), which is only available if managed professionally. The policy covers malicious damage and loss of rent (a brochure is available for you to read).
Quarterly inspections are conducted every 3 months and a written report will be sent with the statements. A thorough in-going inspection is completed and a final inspection upon vacation.
All maintenance is reported direct to the Landlord (unless an emergency occurs and Landlord is unavailable) and you may choose to use one of our qualified trade’s people or the person of you own choice. Accounts can be paid from rent money which is easier for the accountant to follow.
You decide whether pets are allowed. If you are negotiable, references for previous property rentals will be checked and the tenant is responsible for all damage with a pet lease completed.
Statements / Payments
Rent money is deposited directly into your bank account twice a month. On the 15th (or closest working day of the month) and the first working day of the month. This enables easy access to your money. Statements are sent at the end of the month.
